i <br /> i <br /> Recommendations J <br /> Action <br /> It is recommended that the Planning Commission: <br /> 1. Approve the Negative Declaration; and <br /> 2. Approve Major Subdivision Application No.SU-96-1 based on the Findings and subject to the <br /> Conditions of Approval contained in the staff report. <br /> Findings <br /> f. The proposed subdivision is consistent with the General Plan, any applicable Master Plan, <br /> Specific Plan, and Special Purpose Plan, and any other applicable plan adopted by the County. <br /> • This Finding can be made because the proposed subdivision of a homesite parcel Is <br /> consistent with the General Plan and the Policies of the General Agriculture <br /> designation on the General Plan Map. There are no Specific or Special Purpose <br /> Plans on the subject parcel. <br /> 2. The design or improvement of the proposed subdivision is consistent with the General Plan and <br /> any applicable Speck Plan or Special Purpose Plan. U <br /> • This Finding can be made because both of the resultant parcels will have the <br /> minimum required frontage on County maintained roads and will meet all minimum <br /> improvement requirements of the General Plan. <br /> 3. The site is physically suitable for the type of development proposed. <br /> • This Finding can be made because all development requirements in the County's <br /> Development Title and all minimum County standards are met. The parcels are large <br /> enough to provide on-site services. <br /> 4. The site is physically suitable for the proposed density of development. <br /> • This Finding can be made because the subdivision of the 44-acre project site Into two <br /> parcels is within the maximum allowable density for areas designated General <br /> Agriculture by the General Plan. <br /> 5. Neither the design of the subdivision nor any proposed improvements are likely to cause <br /> substantial environmental damage or substantially and avoidably injure fish or wildlife or their <br /> habitat. <br /> • This Finding can be made because the Initial Study that was prepared for this project <br /> Indicated that there will be no significant adverse Impacts on the environment or upon <br /> threatened or endangered species. <br /> San Joaquin County SU-96-1/Trager <br /> Community Development page 6 <br />
