CONDITIONS OF APPROVAL <br /> SA-93-40 <br /> O-G Packing Company <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> i <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be for the addition of a 17,000-square foot cold storage building to an <br /> existing food packing/storage facility. <br /> b. Submit an Improvement Plan-prepared by a registered Civil Engineer, showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. All storm drainage run-off from improvements on the site shall be retained in the <br /> existing storm retention pond. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Improvement Plan. Pond capacity calculations shall <br /> be submitted for approval. A plan check fee will be required. (Development Title Section <br /> 9-884) <br /> C. The Improvement Plan shall show all existing and proposed surfaces. All parking spaces, <br /> driveways, and maneuvering areas shall be surfaced and permanently maintained with <br /> base material of appropriate depth and asphalt concrete or Portland cement concrete to <br /> provide a durable, dust-free surface. Bumper guards shall be provided when necessary <br /> to protect adjacent structures or properties. (Development Title Section 9-1015.5) <br /> d. The existing retention pond shall only be used for storm water runoff. It shall not be used <br /> for the collection of processing water or any other materials associated with the use of <br /> the facility. <br /> e. The approved cold storage building shall operate only between the hours of 6:00 am and <br /> 9:00 pm. <br /> f. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) The Business License application shall <br /> be submitted within thirty (30) days of the effective date of the approval. <br /> g. There shall be no parking associated with the approved use on Beyer Lane. <br /> h.
