i. Any outdoor trash bins shall be kept in an enclosure with solid masonry walls on three <br /> sides and gated on the fourth side. (Development Title Section 9-1022.4{e}) Details shall <br /> be included on the Improvement Plan and be installed prior to issuance of the Certificate <br /> of Occupancy. <br /> i <br /> j. Any security or parking lot lighting shall be installed according to the requirements of <br /> Section 9-1015.5{g} of the Development Title. All lighting shall be designed to confine <br /> direct rays to the premises. No spillover beyond the property lines shall be permitted, <br /> except onto public thoroughfares, provided, however, that such light shall not cause a I <br /> hazard to motorist. ' <br /> k. The approved cold storage building shall use the existing Beyer Lane driveway on the <br /> north end of the subject parcel. <br /> I. All construction on the site shall conform to the requirements of Chapter 1605, Flood <br /> Hazards, of the Development Title. <br /> The following Uniform Building Code and San Joaquin County Ordinance requirements will be <br /> applicable and shall be incorporated in the construction plans before submittal to the Building <br /> Inspection Division. <br /> M. The proposed building shall be provided with an automatic fire sprinkler system or divided <br /> into areas less than 6,000 square feet by area separation walls. <br /> n. Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24). <br /> o. The proposed project is located within an expansive soil area where a conventional <br /> foundation may not be suitable. Therefore, an engineer is required to evaluate the <br /> foundation design. <br /> The Construction Site Plan shall indicate the following: <br /> P. Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance (C.C.R., Title 24). <br /> q. Provide identification signs for the parking space(s) including the"tow away" sign at each <br /> entrance or visible from each space (C.C.R., Title 24). <br /> r. The slope of a parking space shall not exceed 1/4 inch per foot (C.C.R., Title 24). <br /> S. Existing elevation certification is required with all permit applications for structures located <br /> within the 100 year flood zone. <br /> t. Fire apparatus access roads shall be required for new development constructed when <br /> any portion of an exterior wall of the first story is located more than 150 feet from the <br /> public access road. This road shall be constructed to meet or exceed standards <br /> published in Public Work design standards (Sec. 10.203 UFC). The access road must <br /> be fully improved to these standards prior to any final inspections. <br /> Conditions of Approval - 2 - SA-93-40 <br />
