Soil Suitability Study <br /> PETERS TRUST PROPERTY <br /> 7296 South Borba Road, Stockton, California <br /> 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br /> Advanced Geo Environmental, Inc. (AGE) has been retained by Peters Trust (Rosemarie <br /> Peters) to perform a Soil Suitability Study for 7296 South Borba Road, Stockton, <br /> California (hereafter referred to as subject property or property), identified as San Joaquin <br /> County Assessor's Parcel Number (APN) 162-070-03. The property is further located in <br /> unincorporated San Joaquin County, southwest of the City of Stockton, California. A site <br /> location map is included as Figure 1; and a site plan is provided as Figure 2. <br /> The report includes evaluation of a soil percolation test, local septic use research, and <br /> estimated nitrate impact to groundwater at the subject site. The proposed Tentative <br /> Parcel Map (the minor subdivision application map) is provided in Appendix A. <br /> This report is required by San Joaquin County to facilitate a Tentative Parcel Map to <br /> reapportion the current single, approximately 40-acre property parcel into two new <br /> parcels. The proposed tentative parcel divides the existing parcel into a 2.12-acre parcel <br /> and a 38-acre parcel. In 2015, an application for a minor subdivision was submitted to the <br /> San Joaquin County Community Development Department for the tentative parcel. <br /> The proposed new parcel comprises a two (2.12) acre area containing an existing single- <br /> family residence and associated structures and features located on the western corner of <br /> the property, as depicted in the tentative parcel map provided in Appendix C and the site <br /> plan provided as Figure 2. Remaining property acreage will continue to be utilized <br /> agriculturally. <br /> 2.0. SITE DESCRIPTION <br /> The subject property comprises a single 40.12-acre, rectangular-shaped parcel <br /> containing two buildings, single-family residences and small barn in the western portion <br /> of the property; the remaining property acreage contains brush, and grass. The property <br /> is located approximately 2,640 feet south of the intersection of South Borba Road and <br /> Muller Road. Further property location descriptions, characteristics, improvements, and <br /> site vicinity characteristics are discussed below. <br /> 2.1 .
