Walnut <br /> Grove Road, Thornton). <br /> Jennifer Jolley, Associate Planner; Ron Stupi and Justin York; Quality Project Management; <br /> Kermit Darrow, Building Divison were present for this item. <br /> Ms. Jolley presented the project. Ms. Jolley reviewed the Development Committee memo with <br /> applicants & staff. <br /> Ms. Jolley informed the applicants that the Community Development Department does not have <br /> any record that this "new' lot configuration exists. And if they choose to pursue this project, one <br /> of the following two options must be completed prior to consideration of this Use Permit <br /> application by the Planning Commission. <br /> • Option 1-Research deed history. The applicant must provide documentation that the <br /> properties existed in the proposed lot configurations prior to February 11, 1968. If the <br /> applicant can provide such documentation, a Certificate of Compliance application must <br /> be submitted at the Community Development Department prior to the Planning <br /> Commission's consideration of the project. <br /> • Option 2-Submit a Lot Line Adjustment application. The applicants may propose to <br /> change the existing lot configuration to reflect the desired property lines for this project. <br /> Ms. Jolley indicated that there would need to be some corrections to the Site Plan if the <br /> applicants wanted to file a full application, which are listed under Site Plan on the Development <br /> Committee memo. <br /> Mr. Darrow indicated that he had no comments at this time regarding the Site Plan. <br />
