I
L
F 1h Iyri
I
could not be heard until the Initial Study was completed. Mr. Fisher indicated that the Initial
Study would need to be posted for 20 days before Planning Commission hearing or 30 days if
the project was referred to the State Clearinghouse. Mr. Martin asked Mr. Olmstead to give Mr.
Fisher or himself a call tomorrow so they can give him a date for the Planning Commission
hearing.
Mr. Borges and the applicants reviewed the Environmental Health Divisions requirements.
Mr. Olmstead indicated that when his map is completed he would bring it to the Public Health
Department and meet with Mr. Huggins to review it.
Mr. Olmstead wanted to inform the Development Committee that he intended to size his
Sewage system for only his project.
---------------------------------------------------------------------------------------------------------------------
9:30 a.m. 2. GENERAL PLAN PRE-APPLICATION NO. UP-01-11 OF POTTER
JJ INVESTMENT CO. (CIO RON STUPI-QUALITY PROJECT
MANAGEMENT, LLC.). A Use Permit pre-application for a full
service travel center consisting of: a convenience store, fast food area,
truck servicelmaintenance bays, shower/laundry facilities,
telecommunications/entertainment area, gasoline canopy, diesel canopy,
package wastewater treatment facility, water pumping/pre-treatment
facility. Located on the north side of Walnut Grove Road, 75' west of
State Route 5, Thornton (APN: 001-140-23; Address: 9487 W. Walnut
Grove Road, Thornton).
Jennifer Jolley, Associate Planner; Ron Stupi and Justin York; Quality Project Management;
Kermit Darrow, Building Divison were present for this item.
Ms. Jolley presented the project. Ms. Jolley reviewed the Development Committee memo with
applicants & staff.
Ms. Jolley informed the applicants that the Community Development Department does not have
any record that this "new' lot configuration exists. And if they choose to pursue this project, one
of the following two options must be completed prior to consideration of this Use Permit
application by the Planning Commission.
• Option 1-Research deed history. The applicant must provide documentation that the
properties existed in the proposed lot configurations prior to February 11, 1968. If the
applicant can provide such documentation, a Certificate of Compliance application must
be submitted at the Community Development Department prior to the Planning
Commission's consideration of the project.
• Option 2-Submit a Lot Line Adjustment application. The applicants may propose to
change the existing lot configuration to reflect the desired property lines for this project.
Ms. Jolley indicated that there would need to be some corrections to the Site Plan if the
applicants wanted to file a full application, which are listed under Site Plan on the Development
Committee memo.
Mr. Darrow indicated that he had no comments at this time regarding the Site Plan.
