DEVELOPMENT COMMITTEE MEMORANDUM <br /> SA-91-32 <br /> PAGE TWO <br /> 4. Three (3) off-street truck loading spaces shall be provided <br /> on the site and shown on the Improvement Plan. Each space <br /> shall be a minimum of twenty-five (25) feet in length and <br /> fifteen (15) feet in width, and shall have a minimum height <br /> clearance of fourteen (14) feet. on-site driveways and <br /> maneuvering areas may be used in lieu of one of the loading <br /> spaces as long as maneuvering areas for delivery vehicles <br /> are provided. <br /> 5. All parking spaces, driveway, and maneuvering areas shall be <br /> paved and permanently maintained with asphalt or cement. <br /> Bumper guards shall be provided where necessary to protect <br /> adjacent structures or properties. <br /> 6. . All parking stall and driveway direction shall be <br /> ' delineated. <br /> 7. A trash enclosure shall be provided and designated on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on three <br /> sides with a solid wall and gated on the fourth side. <br /> 8. One monument sign advertising the building and one wall- <br /> mounted sign for each tenant shall be permitted as part of <br /> this approval. The size and locations of the signs shall be <br /> consistent with Section 9-3600 of the Planning Title and be <br /> shown on the Improvement Plan. <br /> 9. Parking lot lighting shall meet the following minimum <br /> standards: <br /> a. The equivalent of one foot candle of illumination shall <br /> be provided throughout the parking area. <br /> b. All lighting shall be on a time clock or photo-sensor <br /> system. <br /> C. All lighting shall be designed to confine direct rays <br /> to the premises, with no spillover beyond the property. <br /> 10. Landscaping shall be installed in the areas shown on the <br /> approved Site Plan and shall conform to the following <br /> requirements: <br />
