Building to contain 900 sq. ft. <br /> office , G ,000 sq . ft . storage and 21 , 000 sq. ft. manufacturing . <br /> Located on the N. side of Brandt Rd . , 100 feet W. of State Route <br /> 12 and 88 . <br /> APPLICANT : Jesse and Marilyn Brazeal APN : 051-310-26 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> Brandt Road has an existing right-of-way width of 72 feet, and a <br /> planned right-of-way width of 84 feet . <br /> ORDINANCE REQUIREMENTS : <br /> 1 . An Improvement Plan, prepared by a registered Civil <br /> Engineer , showing drainage, driveway access details, on-site <br /> parking , existing and proposed utility services , and grading , <br /> shall be submitted to the Department of Public Works for <br /> approval . Storm drainage shall be retained on-site, and <br /> f <br /> run-off and pond capacity calculation shall be submitted for <br /> approval . (use of pond on adjacent property will not be <br /> allowed ) <br /> 2 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. (The fee currently are <br /> $2 ,000.00 per 1 , 000 gross square foot of building as <br /> "Office" , $ 1 , 017 .00 per 1 ,000 gross square foot of building <br /> as "Warehouse" , and $801 .00 per 1 ,000 square foot of <br /> building as "Manufacturing" in the Lockeford area. If there <br /> is no building permit required , the fee will be exempt.
