This tentative map approval will expire on !� which is <br /> three (3) years from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2)a Final Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and ordinance requirements shall be complied <br /> with prior to approval of the Final Map. Those Conditions followed by a Section Number hav&been <br /> Identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance'requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468-3161) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the approved vested tentative <br /> map dated April 12, 2002. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of sixty (60) feet with the exception of corner lots, <br /> which shall have a minimum of sixty-five (65)feet, measured a distance of twenty(20)feet back <br /> from the front lot line. (Development TiUe Sections 9-310.4 and 9-310.8) <br /> (2) All parcels shall have a minimum lot area of 8,000 square feet. (General Plan Volume II, pp. VI- <br /> 15) <br /> c. LOSS OF AGRICULTURE: The applicant shall contribute $25,000.00 to the Greenbelt Task Force <br /> upon recordation of the final map. <br /> d. TREE PRESERVATION: Future development on the parcels shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance(Development Titre Section 9-1505). <br /> i <br /> e. CULTURAL RESOURCES:The following mitigation measures shall be implemented: <br /> (1) A Native American monitor shall be hired to be on the site during project ground disturbing <br /> activities associated with subdivision related construction. In the event of a discovery,the Native <br /> American monitor shall contact the County Community Development Department, who shall <br /> implement preservation or recordation,measures as required. <br /> (2) If resources are found, a qualified archeologist shall determine their value and implement data <br /> recovery operations, protection in place,and/or archival research as required. <br /> f. WALLS AND NOISE BARRIERS: The developer shall provide a fence or wall outside of the right- <br /> of-way along Jack Tone Road and E. Brandt Road. The wall shall be a minimum of six(6)feet high, <br /> of uniform design, and constructed of masonry. (Development Title Section 9-1150.10) <br /> g.
