(2) Street trees shall be required along'street frontages where noise attenuation walls are required. <br /> They shall be placed in the yard or integrated with a serpentine wall. (Development Title Section <br /> 9-1020.4 Igl) <br /> (3) A minimum five (5) foot wide planting strip shall be required along Brandt Road and Jack Tone <br /> Road between the masonry wall and sidewalk <br /> (4) A homeowner's association shall be established to manage and maintain the landscaping and <br /> trees along the street frontages of Brandt Road and Jack Tone Road and any other common <br /> areas within the subdivision. Information regarding the homeowner's association responsibilities <br /> shall be placed in the Covenants, Conditions, and Restrictions(CC&R's). <br /> h. RIPARIAN HABITAT: The following mitigation measures shall apply to residential lots adjacent to <br /> Bear Creek. <br /> 1P P P <br /> (1) Parallel to Bear Creek, a natural open space area for riparian habitat and waterway protection <br /> shall be maintained to provide nesting and foraging habitat and the protection of waterway <br /> quality. The minimum width of said open space shall be one-huridred 000)feet, measured from ' <br /> the mean high water level of the natural bank or fifty (50) feet back from the existing riparian <br /> t habitat,whichever is greater. Water-dependent uses may be permitted in this buffer. <br /> (2) A note shall be placed on the Final Map and a separate instrument shall be recorded for lots 85 <br /> through 91 restricting development within the natural buffer zone. <br /> (3) A fence outside the natural bank buffer shall be constructed for lots 85 through 91 to restrict <br /> development within the natural bank buffer pursuant to Development Title Section 9-1510.5. <br /> The fence shall be constructed prior to approval of the subdivision improvements, <br /> i. UNIFORM FIRE CODE: The following Uniform Fire code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of Appendix III-A of <br /> the California Fire Code. <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (3) Fire flow of 1,000 g.p.m. will be required for residences 3,500 square feet and below, and 1,500 <br /> g.p.m. will be required for residences 3,501 square feet and above. Flow duration shall be for a <br /> minimum of two (2) hours. Hydrant spacing will be required by Appendix A-111-B of the Uniform <br /> Fire Code, and locations will be approved by the Mokelumne Fire District and San Joaquin <br /> County Fire Prevention Bureau prior to installation. <br /> 2.
