PESTANA <br /> (CIO BAUMBACH & PIAZZA) <br /> The applicants have submitted the above referenced pre-application to subdivide a 90- <br /> acre portion of a 125-acre parcel into 306 residential lots with a Vesting Tentative Map.- <br /> The General Plan and zoning designations are Residential Low Density. The project site <br /> is located on the northeast corner of Brandt Road and Jack Tone Road, Lockeford. <br /> The Community Development Department has reviewed the pre-application and offers <br /> the following comments: <br /> BACKGROUND <br /> • <br /> Copies of the first pre-application February 9, 2000) memoraDdum with agencies <br /> p P PP { <br /> commentsp q <br /> are available upon request. The first pre app <br /> lication i memorandum s <br /> still <br /> relevant and provides pertinent information regarding project-related issues. <br /> OTHER DATA <br /> 1. June 7, 2000, received copy of fax from Department of Water Resources that states <br /> that a Reclamation Board permit is not required. ' <br /> 2. June 26, 2000, received copy of Environmental Noise Analysis Lockeford Oaks <br /> Subdivision, revised June 12, 2000. This study may need to be updated because <br /> "To predict future traffic noise levels, BBA used traffic data obtained from the Project <br /> EIR" (previous project EIR). The applicant should verity with the consultant that the <br /> noise analysis is still accurate given the increase number of proposed lots. <br /> 3. August 24, 2000, Memo to file: U. S. Fish &Wildlife Service reports that they have <br /> reviewed Moore Biological Report for the proposed Lockeford Oaks Subdivision. Per <br /> Greg Van Stralen, they have no comments and see no issues related to their <br /> responsibility and they are placing the report in their files. <br />
