If improvements referred to herein are not completed prior to the approval of the Final Map, the subdivider shall execute an agreement with the County of San Joaquin ensuring the completion of improvements within one (1) year after filing the Final Map. (Development Title Section 9-1100.3 (j) ) 3 . All interior streets and cul-de-sacs shall be dedicated, named, and improved to County Standards and Specifications for 50 or 60-foot right-of-way local or collector residential streets. (Development Title Sections 9-857 .4, 9-1150 .2 (d) (3) , and 9-1150 .5 (b) 4 . Jack Tone Road shall be improved on the subdivided side to County Standards for an 84-foot right-of-way minor arterial street. Brandt Road shall be improved on the subdivided side to County Standards for a 60-foot right-of-way collector residential street. (Development Title Sections 9-857.4, 9-1150 .2 (d) (3) , and 9-1150 .5 (b) 5 . A terminal drainage system shall be provided to meet the requirements of the County and to provide adequate drainage for the subdivision. Hydrologic and hydraulic analyses shall demonstrate that all property, both downstream and upstream of the discharge, will not be subject to a higher flood level as a result of the proposed drainage. A report shall be submitted to the San Joaquin County Department of Public works which defines the 100-year flood elevation and the limits of the 100-year floodplain for Bear Creek. Information from the San Joaquin Area Flood Control Agency studies for Bear Creek shall be incorporated into the analysis . The report shall detail any measures which need to be taken to protect the lots from flooding from Bear Creek. (Development Title Section 9-1135 .2 and Flood Control Division) 6 . The project shall be served by a public water system conforming to the requirements of the San Joaquin County Public Health Services Environmental' Services Division, the Lockeford Community Services District, and the Department of Public Works. The system shall provide adequate domestic and fire water supply in conformance to the requirements of the County Fire Warden and the local Fire District_ A "Will Serve" letter from the Lockeford Community Services District shall be provided. (Development Title Section 9-1120 .2) 7 . The project shall be served by a public sewer collection and treatment system constructed in conformance with the requirements of the San Joaquin County Public Health services Environmental Services Division, the Lockeford Community Services District, and the Department of Public Works_ A "Will Serve" letter from the Lockeford Community Services District shall be provided.
