If improvements referred to herein are not completed prior to the <br /> approval of the Final Map, the subdivider shall execute an <br /> agreement with the County of San Joaquin ensuring the completion <br /> of improvements within one (1) year after filing the Final Map. <br /> (Development Title Section 9-1100.3 (j) ) <br /> 3 . All interior streets and cul-de-sacs shall be dedicated, named, <br /> and improved to County Standards and Specifications for 50 or <br /> 60-foot right-of-way local or collector residential streets. <br /> (Development Title Sections 9-857 .4, 9-1150 .2 (d) (3) , and <br /> 9-1150 .5 (b) <br /> 4 . Jack Tone Road shall be improved on the subdivided side to County <br /> Standards for an 84-foot right-of-way minor arterial street. <br /> Brandt Road shall be improved on the subdivided side to County <br /> Standards for a 60-foot right-of-way collector residential <br /> street. <br /> (Development Title Sections 9-857.4, 9-1150 .2 (d) (3) , and <br /> 9-1150 .5 (b) <br /> 5 . A terminal drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate drainage for <br /> the subdivision. Hydrologic and hydraulic analyses shall <br /> demonstrate that all property, both downstream and upstream of <br /> the discharge, will not be subject to a higher flood level as a <br /> result of the proposed drainage. A report shall be submitted to <br /> the San Joaquin County Department of Public works which defines <br /> the 100-year flood elevation and the limits of the 100-year <br /> floodplain for Bear Creek. Information from the San Joaquin Area <br /> Flood Control Agency studies for Bear Creek shall be incorporated <br /> into the analysis . The report shall detail any measures which <br /> need to be taken to protect the lots from flooding from <br /> Bear Creek. <br /> (Development Title Section 9-1135 .2 and Flood Control Division) <br /> 6 . The project shall be served by a public water system conforming <br /> to the requirements of the San Joaquin County Public Health <br /> Services Environmental' Services Division, the Lockeford Community <br /> Services District, and the Department of Public Works. The system <br /> shall provide adequate domestic and fire water supply in <br /> conformance to the requirements of the County Fire Warden and the <br /> local Fire District_ A "Will Serve" letter from the Lockeford <br /> Community Services District shall be provided. <br /> (Development Title Section 9-1120 .2) <br /> 7 . The project shall be served by a public sewer collection and <br /> treatment system constructed in conformance with the requirements <br /> of the San Joaquin County Public Health services Environmental <br /> Services Division, the Lockeford Community Services District, and <br /> the Department of Public Works_ A "Will Serve" letter from the <br /> Lockeford Community Services District shall be provided. <br /> (Development Title Section 9-1105.2) <br />
