If improvements referred to herein are not completed prior to the approval of the Final <br /> Map, the subdivider shall execute an agreement with the County of San Joaquin ensuring <br /> the completion of improvements within one (1) year after filing the Final Map. <br /> (Development Title Section 9-1100.36)) <br /> I 3. All interior streets and cul-de-sacs shall be dedicated, named, and improved to County <br /> Standards and Specifications for 50 or 60-foot right-of-way local or collector residential <br /> streets. <br /> (Development Title Sections 9-857.4, 9-1150.2(d)(3), and 9-1150.5(b)) <br /> 4. Jack Tone Road shall be improved on the subdivided side to County Standards for an 84- <br /> foot right-of-way minor arterial street, in addition a median lane (left turn lane) shall be <br /> constructed and striped at the center of Jack Tone Road as required by the traffic study. <br /> Brandt Road shall be improved on the subdivided side to County Standards for a 60-foot <br /> right-of-way collector residential street. <br /> (Development Title Sections 9-857.4, 9-1150.2(d)(3), and 9-1150.5(b)) <br /> 5. A terminal drainage system shall be provided to meet the requirements of the County and <br /> to provide adequate drainage for the subdivision. Hydrologic and hydraulic analyses shall <br /> demonstrate that all property,both downstream and upstream of the discharge, will not be <br /> subject to a higher flood level as a result of the proposed drainage. A report shall be <br /> submitted to the San Joaquin County Department of Public Works which defines the 100- <br /> year flood elevation and the limits of the 100-year floodplain for Bear Creek. Information <br /> from the San Joaquin Area Flood Control Agency studies for Bear Creek shall be <br /> incorporated into the analysis. The report shall detail any measures which need to be <br /> taken to protect the lots from flooding from Bear Creek. 4 <br /> (Development Title Section 9-1135.2 and Flood Control Division) <br /> 6. The project shall be served by a public water system conforming to the requirements of <br /> the San Joaquin County Public Health Services Environmental Services Division, the <br /> Lockeford Community Services District, and the Department of Public Works. The <br /> system shall provide adequate domestic and fire water supply in conformance to the <br /> requirements of the County Fire Warden and the local Fire District. A "Will Serve" letter <br /> from the Lockeford Community Services District shall be provided. <br /> (Development Title Section 9-1120.2) <br /> 7. The project shall be served by a public sewer collection and treatment system constructed <br /> in conformance with the requirements of the San Joaquin County Public Health services <br /> Environmental Services Division, the Lockeford Community Services District, and the <br /> Department of Public Works.
