The minimum lot size for Lots 1 through 210 shall be 8, 000 <br /> square feet. (Section 9-5253 of the Planning Title) <br /> ou h 210 shall be sixty- <br /> five <br /> for Lots 1 through Y <br /> 2 . The minimum lot width g <br /> five (65) feet. (Section 9--5254 of the Planning Title) <br /> 3. The minimum dimensions for corner lots located within Lots 1 <br /> through 210 shall be sixty-five (65) feet by sixty-five (65) <br /> feet. (Section 9-3226.5 of the Planning Title) <br /> 4. The following measures shall be taken to preserve the site' s <br /> native oak trees: .. <br /> a. At least 80% of the native oak trees on the northern <br /> portion of the site shall be preserved and maintained. <br /> b. Each native oak tree that is removed during construction <br /> shall be replaced by three native oak saplings planted at <br /> a site accepted by the Community Development Department. <br /> The species of oak sapling to be planted shall be <br /> suitable for the climate and soil type at 'the replacement <br /> site. <br /> C. The oaks shall be managed under the direction of a <br /> qualified individual according to "Living Among the Oaks: <br /> A Management Guide for .Landowners" (UCCE, 1988) . <br /> d. Prior to the start of construction, all trees selected <br /> for conservation shall be identified and protected by <br /> barriers placed at least six (6) feet outside of the <br /> tree' s drit:)line. Barriers shall be four (4) feet high <br /> and shall remain in place throughout the project ' s <br /> construction phase. <br /> e. A homeowners ' association shall be established to manage <br /> and maintain the common open spaces, including <br /> maintenance of existing and newly planted native oaks. <br /> 4 Maintenance shall consist of species selection, <br /> k planting, and short-term (three years) and shall be <br /> carried out by a qualified arborist or biologist. <br /> F Information regarding these homeowners ' association <br /> responsibilities shall be placed in the Covenants, <br /> Conditions, and Restrictions (CC&Rs) . <br /> f. Except as otherwise noted, all the above Conditions shall <br /> be complied with prior to the County' s acceptance of the <br /> subdivision' s improvements. <br />
