The Site Plan was prepared by David <br /> White and Associates of French Camp California. <br /> — The elevation of the Site, according to a United States Geological Survey topographic map,ranges <br /> about 250 to 338 feet above mean sea level. The land is gently rolling hills with some notable relief <br /> k in areas. <br /> ` According to San Joaquin County Community Development Department, the Site is zoned AG-80, <br /> s AG Zone (General Agriculture). This zone is established to preserve agricultural lands for the <br /> continuation of commercial agriculture enterprises. Minimum parcel sizes within the AG Zone are <br /> .. _ 20, 40, 80 or 160 acres, as specified by the precise zoning. <br /> is <br /> 1.2 Proposed Development <br /> The conditions of approval letter from the San Joaquin County Community Development <br /> Department indicates the use is for an expansion of an existing poultry ranch from 650,000 birds to <br /> X1,456,776 birds over a (5) five year period. The expansion includes the construction of nine egg <br /> layer houses (30,030 square feet each) totaling 270,270 square feet, the conversion of an existing <br /> 70,197 square foot egg layer house to a compost house, and the construction of a 7 foot wide <br /> covered egg cross conveyor running between the egg layer houses and process plant,located on the <br /> north side of Brandt Road, approximately 2.5 miles east of Clements Road. <br /> 1.3 Site Vicinity <br /> A site vicinity map is included in the appendix of this report as Plate 1. <br /> 1.4 Site Map <br /> rA site map is included in the appendix of this report as Plates 2A and 213. <br /> 2.0 PRESENT AND PAST USES OF THE SITE <br /> x/2.1 Past and Present Site Use <br /> M <br /> h During an interview with Mr. Rolando Calderon (personal communication,December 22, 2005) he <br /> indicated the property has been used as a poultry ranch for a long period of time. SKS Enterprises <br /> has owned the property since about 1988. Prior to this,Darwin Lewis owned the property since <br /> about the late 1960s. The property has been used as a poultry farm since the 1970s. The property <br /> presently has five residences,including four mobile homes and one single family residence. <br /> p/f Totable structures on the Site are an office trailer, egg processing facility,brooding house, and six <br /> egg laying houses.
