t
k Teichert Aggregates
Agricultural Property Assessmcnt
r
Agricultural Enterprise
The land is level to gently sloping with sails clati.tiirlecl by the U.S. Sail
Conservation Service as Class I to Class VII. A summary of the soils found on the parcel
by classification is described as follows:
SCS
Capabilities Prime % of
Description Ir-r. Non-Irr. Desi nation Area
BR El Solyo clay loam IIs-1 Ivs-I Prime` I2%a
CT Cortina gravelly sandy loam IIIe-4 IVe-4 Prime's 2%
LR Zacharias gravelly clay loam IIs-4 IVs-4 Prime` 55%
LS Zacharias clay loam I IVc-I Prime* 27%
XXC Xerofluvents-Xerothents none VIIw Non-Prime 4%
ti
*The soil is prime only if there is water available for irrigation to sustain
crops. In 1991 the water allotment from the Federal water system was severly
cut. There is a possibility that portions of the orchards will not receive any water
in 1991.
6 The "Soil Map" locating the soils on the property and their description by the Soil
Conservation Service is located to Section 4.
These soils are supportive of intensive agricultural operations, however, due to the
= low water holding capacity of the soil it is expensive to irrigate. The aggregate content of
the soil contributes to this condition and also makes it expensive to cultivate because of the
[ wear and tear on equipment. Because of this condition many of the orchards in the area are
[ . planted to sod and mowed. The high content of aggregate material limits the area in its
present form to orchard crops and pasture rather than irrigated row crops.
The other components needed for successful crop production, i.e., water, climate,
etc., were reviewed as noted elsewhere and found sufficient to support sustainable
economic agricultural operations at this time. The one exception is water, which has been
severely impacted by drought conditions. The trees are showing signs of having limited
- --- - --water-availability:--Currentdamage-may-be-permanent-and-exacerbated should the drought
cycle persists in California. -
We found no other limiting factors to the area, its soils, the water or drainage. The
parcel's Iocation is a negative attribute due to the distance from markets and the associated
F- higher cost of freight, however, this is minimal.
n
.4 11-p-red by: lite McCAR Y Company 5113191
I)r.• /;,•d.1 rc.rlr.....ie.ofcr.
