• SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Frontline Industries to <br /> conduct a Soil Suitability Study and Nitrate Loading Study for the proposed KW Defense <br /> facility to be located at 1640 North Broadway Avenue, Stockton, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> According to the San Joaquin County Community Development Department, the <br /> proposed project involves converting "an existing warehouse into a firearms <br /> • manufacturing facility, retail store, and shooting range in two phases over five years. <br /> Phase one, to be completed within 18 months, to include the conversion of 2,712 <br /> square feet to warehouse and manufacturing space, 1,405 square feet to retail space, <br /> 2,698 square feet to storage, and 974 square feet to office space. Phase two, to be <br /> completed within five years, to include the conversion of 4,367 square feet of <br /> warehouse space to an indoor shooting range, for a total buildout of 12,242 square <br /> feet." A site plan is included as Plate 2. <br /> Site Description <br /> The Assessor's Parcel Number (APN) for the Site is 143-250-12. The Site is 0.94 acres <br /> in size. The County project application number is PA-1700271. The Site is located at <br /> 1640 North Broadway Avenue, Stockton. <br /> The Site currently contains a three warehouse buildings and a paved outdoor parking <br /> area (Plate 3). Water service is provided by Cal Water. A new septic system will be <br /> installed for the facility because the existing system is unusable in its current location. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 27 feet above mean sea level (Plate 4).
