• According to the San Joaquin County Community Development Department <br /> (www.co.san-joaquin.ca.us), the subject property is zoned I-L, Limited Industrial. This <br /> zoning designation "is intended to provide for light impact manufacturing, warehousing, <br /> wholesaling, construction contracting, and distribution uses. Activities within this zone <br /> have external physical effects that are generally restricted to the immediate area, are <br /> compatible with surrounding uses, are conducted entirely within closed buildings, and <br /> have outdoor storage areas that are screened." <br /> Existing and Proposed Septic Tank Usage <br /> Existing Septic System <br /> Mr. Knight indicated that the one septic system currently exists on the Site, but it can no <br /> longer be used because it has been paved over. <br /> Proposed Septic System <br /> The site plan indicates new septic system is planned; the leach field will be located <br /> south of the eastern warehouse building. <br /> On-Site Septic Permit History <br /> The San Joaquin County Environmental Health Department septic permit files were <br /> • searched for the Site address. No permits were identified. <br /> Existing Septic Tank Usage in the Vicinity <br /> To estimate the septic system usage in the area, our office counted septic systems that <br /> exist within approximately one square mile surrounding the property. Air photo imagery <br /> from GoogleEarthTM was used. Each building cluster on the photo was assumed to <br /> have one septic system, with the exception of the residential neighborhoods located to <br /> the west of the Site, which are presumed to receive municipal sewer services. Using <br /> this method, it is estimated that at least 50 septic systems per square mile are located in <br /> the immediate vicinity of the Site. <br /> The general area is a mixture of residential, commercial, and light industrial properties. <br /> Septic Permit History in the Vicinity <br /> Based on a review of septic permits on file at the San Joaquin County Environmental <br /> Health Department for nearby properties, septic systems in the area appear to utilize <br /> leach lines with seepage pits.
