The use of an <br /> engineered septic system was selected because the area is known for slow,percolating clay soils <br /> and very shallow ground water depth. Agriculture will continue on the'remainder of the land. <br /> III.- PRESENT AND PAST USE OF THE SITE <br /> The Pe.legri family has leased the subject property for about 20 years. The site has been <br /> farmed for row crops which include corn, tomatoes,beets and other row crops. Alfalfa has also <br /> been grown on the site. <br /> The Land is zoned as AG40. The General Agriculture(AG) Zone.is established to <br /> preserve agricultural lands for.the continuation of commercial agricultural enterprises.This zone <br /> is intended to implement the General Agriculture land use category,of the fan Joaquin County <br /> r General Plan. I <br /> IV.. SURROUNDING USAGE <br /> The site is roughly bounded by State Route No. 205 to the north, El-Rancho Road to the <br /> west, and California Avenue to the southeast. Three privately owned properties also bound the <br /> ` subject property on the northeast edge, the northwest edge, and the south(western),comer. The <br /> entire area is primarily agricultural. . <br /> w The septic system density was-counted in a 1 mile square area centered over the site.. A <br /> 1993 United States Geologic'Survey (USES) air photo and a-1989 USGS topographic map <br /> obtained from terraserver.(www.terraserveranicrosoft.com) was utilized for the survey. The <br /> count indicated that about 50 homes or building clustersexist within one square mile around the ' <br /> site.' It is estimated that the septic `system density is approximately 30 per square,mile. <br /> The following interviews were conducted with available persons who live or work near <br /> the subject property and/or have knowledge of septic system and water well performance.
