SU-92-6) <br /> As a follow up to our meeting earlier this month on 'the above <br /> referenced application, the following information has been received ` <br /> from the Department of Public Works and is provided to you to aid <br /> in the preparation and submittal of the full applidation. <br /> Some traffic analysis (not a Mater Traffic/Circulation Plan) w <br /> will be required in order to determine the number of vehicle :% <br /> trips that will be generated by the project and what impact <br /> they will have on the area's roads and intersections. The <br /> results of this analysis will determine whether ' the <br /> subdivision's Road No. 1 will be required to be at least 150 ,:. <br /> or 300 feet from the intersection - of Eunice Avenue and' . <br /> Cagim, yrna Road. According to Charles Kelley, 'Senior Civil' <br /> Engineer in the Public Services Division of the Department of . <br /> Public Works, if the traffic counts are low enough ' Road No' <br /> 1 may be located as close as . 150 feet to that intersection. <br /> The subdivision's interior street(s) will be. required to ` ° <br /> connect•to Emerson Drive on the east side of the project site. <br /> The Department of Public Works has also indicated that the. ' <br /> development of the. p_roject site with one-acre parcels will ;;,. .: <br /> trigger the requirement for the preparation of ; a .Master A <br /> Facilities Plan for both water and storm drainage.. :..That Plan < <br /> would include, at a minimum, the-32-acre site to the northwest <br /> of .the project site on which a pre-application for Major <br /> Subdivision was previously processed. The Master' Faeilities A: . <br /> Plan would be prepared ' by the County at the ' developer's <br /> expense and be completed and accepted by the County prior to <br /> the submittal of the full application. The preparation of a <br />' Plan could result in the establishment of an Area of Benefit ' <br /> for water and storm drainage.
