CONDITIONS OF APPROVAL <br /> MS-94-51 <br /> Ranuio <br /> Minor Subdivision Application No. MS-94-51 was approved by the San Joaquin County Planning <br /> Commission on December 21, 1995. The effective date of approval is December 31, 1995. This <br /> tentative map approval will expire on December 30, 1998,which Is three years from the effective date <br /> of approval, unless (1) all Conditions of Approval have been compiled with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> (1) All parcels shall have a minimum lot width of 150 feet, measured at the front yard <br /> setback line. (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of two net acres. (Development Title <br /> Section 9-310.3) <br /> b. DEVELOPMENT REQUIREMENTS: The following development requirements apply and <br /> shall be shown on the Parcel Map: <br /> (1) Street trees are required as specified in Section 9-1020.4 of the Development <br /> Title. <br /> C. ACCESS: The following access requirements apply and shall be shown on the Parcel <br /> Map: <br /> (1) A future 25-foot-wide private easement for access to Parcels 2 and 3, along the <br /> fee strip for Parcel 4, shall be shown on the Parcel Map. (Development Title Section 9-915.2) <br /> b. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $1,991.00 per single-family dwelling unin in the Stockton area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record.
