C. The Water Supply Facilities Impact Mitigation Fee will be required when the parcels are <br /> developed. The fee is due and payable prior to issuance of the building permit. The fee <br /> currently is $1,390.46 per single-family dwelling unit. The fee shall be automatically <br /> increased on January 1 of each year through the year 2005 at the rate of 7.66 percent. <br /> (Development Title Section 9-818.4 and Resolution R-91-327) <br /> d. Dedication to result in a 25-foot-wide right-of-way from the centerline of Canepa Road to <br /> the property line shall be required across the frontage of APN 086-430-20. An Irrevocable <br /> Offer to Dedicate a 25-foot-wide right-of-way along the west property line of APN 086-430- <br /> 20 from Canepa Road to Parcel 4, with a 50-foot radius turn-around on Parcels 3 and 4, <br /> shall be required. (Development Title Section 9-1150.5) <br /> e. The frontage improvements along the west side of APN 086-430-20, plus the cul-de-sac <br /> at Parcels 3 and 4, shall be constructed in conformance with standards for one-half of a <br /> 50-foot-wide right-of-way Rural Residential Road, and the frontage improvements for <br /> Canepa Road shall be constructed in conformance with the standards for one-half of a <br /> 50-foot-wide right-of-way Rural Road. The construction of the frontage improvements will <br /> be deferred upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to the estimated construction costs prior to approval <br /> of the Parcel Map. A $260.00 fee currently is required for processing, per Development <br /> Title Table 9-240.2, in addition to a copy of the Grant Deed, recording fee, legal <br /> descriptions of Parcels 1, 2, 3, and 4, and an estimate. The estimate and legal <br /> descriptions shall be prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Department of Public Works and submitted to <br /> Public Works for approval. As an option, Public Works will prepare the drawing and <br /> estimate for an additional fee of $115.00. (Development Title Section 9-1150.2) <br /> f. All easements of record shall be shown on the Parcel Map. (Development Title Section <br /> 9-910.20) <br /> 9. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of Uniform Fire Code Section 10.207, San Joaquin <br /> County Standards F-1 a, F-1 b, and F-1 c, and the Waterloo-Morada Fire District prior to <br /> issuance of the occupancy permit. (Development Title Section 9-1150.15) <br /> h. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 66411.1) <br /> i. Parcels shall contain a minimum of 2.0 acres net after future dedications. (Development <br /> Title Table 9-310.3) <br /> j. Drainage for each parcel shall be retained on the site. The parcels shall drain into a <br /> terminal drainage system when it becomes available (within 200 feet) and shall annex to <br /> the Special District or County Service Area maintaining the system. This requirement <br /> shall be noticed by a statement on the Parcel Map. (Development Title Section 9-1135.3) <br /> k. Subdividers shall provide a deposit to finance their proportionate share of the estimated <br /> cost of the storm drainage system.
