While this project could be considered an extension <br /> of an existing rural residential area, nonetheless it is <br /> encroaching into an area designated for agriculture. Agriculture <br /> currently exists on the north/northeast and eastern sides of the <br /> property and across Foppiano Lane to the south. Approval of this <br /> project could set a precedent for future conversions of <br /> agricultural land. <br /> Open S ace Conservation Element Policies <br /> I <br /> Agriculture will be encouraged when soils of high quality are ' <br /> found, water is or will be available and adequate drainage can be <br /> maintained. <br /> The proposal is inconsistent with this policy because <br /> 43 acres of prime land will be converted . to residential <br /> uses. <br /> Open Space/Conservation Element Policies No. 2 : <br /> Agriculture and agriculturally-oriented activities will be <br /> protected from development practices that erode their economic <br /> viability. <br /> The project is inconsistent with this policy in that <br /> potential land use conflicts will arise as a result of <br /> increased housing within a- predominantly agricultural <br />
