The number of lots proposed is within the density range <br /> allowed under the Rural Residential designation of the <br /> General Plan. <br /> b. The overall project meets the minumum area and width <br /> requrements of the RR--65 zone . <br /> c . Adequate traffic circulation will be provided by the <br /> design. <br /> 3 . "The site is physically suited for the type of development . " <br /> ° Staff can make this finding because the site is relatively <br /> flat and can accommodate the number of units as proposed. <br /> 4 . "The site is physically suitable for the proposed density of <br /> development. " �/ <br /> Staff can make this finding because the tentative sub- <br /> division map demonstrates that the site can accommodate 24 <br /> rural residential lots . <br /> 5. "The design of the subdivision or the proposed improvements <br /> are not likely to cause substantial environmental damage or <br /> substantially and avoidably injure fish or wildlife or their <br /> habitat . " <br /> Staff can make this finding for the following reasons : <br /> a. No unique wildlife habitat has been identified on the <br /> project site . <br /> b. No adverse environmental effects have been identified in <br /> the analysis of this project . <br /> 6. "The design of this subdivision or the type of improvements <br /> is not likely to cause serious pubic health problems . " <br /> ° Staff can make this finding because the subdivision design <br /> and improvements are required to meet County standards. <br /> Additionally, conditions of approval requiring a public <br /> water system and a terminal drainage system have been deve- <br /> loped. The proposed rural residential use will not create <br /> a public health problem. <br /> -4- <br />
