"The proposed zone district is consistent with the General
Plan. "
Staff can make this determination because the RR-65 zone is
a consistent implementing zone for the General Pian
designation of Rural Residential .
2 . "The site of the proposed zone district is suitable for any
of the land uses permitted within the proposed zone district . "
° Staff can. make this determination because the site is of
sufficient size to accommodate the uses permitted in the
RR-65 zone, and the lot sizes are large enough to accom-
modate the necessary facilities for development .
3 . "The proposed zone district is reasonable and beneficial at
this time. "
° Staff can make this determination because the Morada Rural
Residential Area is nearly built out , and there are no
other Rural Residential Areas available in the Stockton
area to accommodate the demand for this type of property.
4 . "The proposed zone district will not have a substantial ,
adverse effect on surrounding properties . "
° Staff can make this determination because the parcel sizes
are large enough to buffer residential uses from adjacent
agricultural uses.
FINDINGS FOR MAJOR SUBDIVISION
1 .
