z. <br /> Item No. 3 <br /> PC: 12-17-92 <br /> SU-92-15 <br /> Page 9 <br /> In the event that the Major Subdivision application (SU-92-15) is approved, the following Conditions of <br /> Approval are recommended. <br /> CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Final Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been complied with and (2) a Final Map has been filed with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The minimum net parcel size shall be one acre. (Section 9-310.3 of the Development <br /> Title) <br /> b. The minimum parcel width shall comply with Section 9-310.4 of the Development Title. <br /> C. All street names shall be approved by the Director of the Community Development <br /> Department. <br /> d. Street Trees: (Development Title Section 9.1020.8) <br /> (1) Trees shall be spaced at a maximum of 60-foot intervals with three trees per lot <br /> frontage. <br /> (2) For corner lots, street trees shall be required on both street frontages. The trees <br /> cannot interfere with sight distances and setbacks. <br /> (3) Trees shall be five gallons in size. <br /> (4) Trees shall be located such that at 15 years of age the crown will not encroach <br /> across side property lines. <br /> (5) Trees shall be located a minimum of ten feet from driveways. <br /> (8) Trees shall be located a minimum of four feet and a maximum of ten feet outside <br /> of the road right-of-way. <br />
