A soil suitability study as required by Section 9-1105.2(d) of the San Joaquin County <br /> Development Title must be performed prior to approval of the Final Map to indicate that <br /> the area is suitable for septic tank usage. A preliminary Nitrate loading study has been <br /> submitted by Kleinfelder, Inc., and has been accepted by the Environmental Health <br /> Division. All remaining buildable lots that were not included in the study will be required <br /> to have two percolation tests per lot that meet the minimum rate. <br /> b. A sewage disposal area as indicated by the septic tank suitability study and/or <br /> percolation test must be shown for each lot on the final subdivision improvement plans. <br /> C. This project shall be provided with public water service at the time of Final Map approval. <br /> Prior to final approval, a letter shall be submitted from the serving entity which states that <br /> these services are either bonded for or are in place. <br /> d. In conformance with Section 89-10002(d)(2), the applicant shall provide written <br /> confirmation from the water provider that improvements have been constructed or <br /> financial arrangements have been made for any improvements required by the agency <br /> and that the agency has or will have the capacity to serve the proposed development <br /> The written confirmation shall be submitted prior to the issuance of a building permit. <br /> e. Destroy or properly seal any abandoned wells under permit and inspection by the <br /> Environmental Health Division. (San Joaquin County Ordinance No. 1862, Section 5- <br /> 4207) <br /> 4. WATERLOO-MORADA FIRE PROTECTION DISTRICT: <br /> a. Fire apparatus access roads shall be required for new buildings constructed when any <br /> portion of an exterior wall of the first story is located more than 150 feet from the public <br /> access road. This road shall be constructed to meet or exceed standards published in r <br /> Public Works design standards (Section 10.203, UFC). If roadways are built as indicated, <br /> all roads shall be posted as'Fire Lanes- No Parking'to secure the 20400t required road <br /> width. <br /> i <br /> b. Court A and Court B shall be connected to minimize fire apparatus response times from <br /> the fire station on Ashley Lane. <br /> 5. LODI UNIFIED SCHOOL DISTRICT: <br /> a. The applicant shall execute a school financing agreement with Lodi Unified School <br /> District. <br /> 6. DEPARTMENT OF PARKS AND RECREATION: <br /> a. The collection of in-lieu fees for park development is required. (County Ordinance No. <br /> 9-1230.8) <br />
