Box 207
► Ripon, CA 95366
RE: " VASKOoLAWLEY INDUSTRIAL REZONE, SAN JOAQUIN COUNTY
Dear Mr. Moyer:
As requested, we are transmitting the following information regarding the Traffic Analysis
requirements for the VaskooLawley Rezone. We understand the proposed project to involve
rezoning 5 acres of residential property for Light Industrial uses. The anticipated use on
the site is Mini-Warehousing.
r
San -Joaquin County Traffic Study Requirements. Attached please find San Joaquin
j
County's recently adopted requirements for Traffic Studies. As indicated in the first page,
a Traffic Study is required when the project generates more than fifty (50) peak hour trips.
r
i
Trip: Generation. The Institute of Transportation Engineers (ITE) publication,
E Trip Generation, 5th Edition was consulted to determine the probable peak hour trip
generation for the VaskooLawle rezone. That document suggests ggests that General Light
Industrial property (Category 110) generates an average of 8.77 peak hour trips per acre.
Alternatively, the average rate for Mini-Warehouse (Category 151) is 4.35 peak hour trips
per acre.
Applying the higher of these rates to the five acres site yields a project trip generation
forecast of 44 peak hour trips. As this estimate falls below the County's adopted threshold
(Le, 50 trips), the impacts of the project should be judged to be insignificant, and a Traffic
study should not be required.
Please feel free to contact me if you have any questions.
Sincerely yours,
kdANDERSON Transportation Engineers
enneth D.
