PA-1400018 OF RANDALL P. <br /> RAJKOVICH, ETAL (C/O V.R. DESIGN) (APN: 132-070-10) (ADDRESS: 3263 <br /> EAST CHEROKEE ROAD, STOCKTON) <br /> The applicant has submitted the above referenced application for a General Plan Map <br /> Amendment to change the General Plan designations of a 140.0 acre parcel from I/L (Limited <br /> Industrial), C/C (Community Commercial) and R/M (Medium Density Residential) to I/G (General <br /> Industrial), and a Zone Reclassification to amend the zoning designation of the same parcel from <br /> AU-20 (Agriculture-Urban Reserve, 20-acre minimum) to I-G (General Industrial). The underlying <br /> project is an industrial business park. <br /> The project site is located on the northwest corner of Newton Road and Cherokee Road, east of <br /> Stockton. <br /> The Community Development Department has reviewed the applications for PA-1400017 and <br /> PA-1400018 and offers the following comments: <br /> Urban Community <br /> The above applications for a General Plan Map Amendment and Zone Reclassification propose <br /> to amend the General Plan designation to I/G (General Industrial) and the Zone classification to <br /> I-G (General Industrial). This designation and classification are considered for urban uses. The <br /> underlying project for an industrial business park is also considered to be an urban use. Because <br /> the proposed project is an urban use that will be within the urban community of Stockton, the <br /> subsequent analysis is based on the following General Plan Policies and Development Title <br /> regulations. <br /> General Plan Policies <br /> In order to approve the General Plan Map Amendment, the Planning Commission and Board of <br /> Supervisors must determine that the internal consistency of the General Plan is maintained in <br /> adoption of the proposed General Plan Amendment. (Development Title Section 9-803.4) The <br /> proposed change must be consistent with all of the various General Plan goals, policies, <br /> objectives, and implementation measures. <br /> 1 <br />
