1.0 INTRODUCTION 3 <br /> This Surface and Subsurface Contamination Report (SSCR) has been prepared by Nelson <br /> Environmental at the request of David Rajkovich dba Blossom Industrial Park. The subject <br /> property is located at 3263 E. Cherokee Rd., Stockton, CA. The San Joaquin County <br /> application number is <br /> The SSCR is a document specific to San Joaquin County that aims to identify sources, both <br /> past and present, of on-site and/or off-site contamination affecting the Site. The San Joaquin <br /> County Environmental Health Department (SJCEHD) reviews the information provided in this <br /> report as part of a land use application for the Site and may request action to address any <br /> contamination identified. The SSCR is designed for this specific use by the client and the <br /> SJCEHD. Nelson Environmental prohibits the use of the SSCR by any other parties or for any <br /> other purpose, including but not limited to making business or health risk determinations. The <br /> client is encouraged, however, to seek further information and take steps to remedy any <br /> contamination that may be present on the Site. <br /> Per SJCEHD policy, this report is only valid for six months from its date of completion. The <br /> land use application must also be submitted to San Joaquin County within six months of the <br /> completion of this report for the SSCR to remain valid. <br /> 2.0 SITE DESCRIPTION <br /> The Site is a 139.80+/- acre parcel of irrigated agricultural land located at 3263 E. Cherokee <br /> Rd., Stockton, CA., between Newton Rd., the Central California Traction Company tracks, and <br /> the Stockton Diverting Canal. The Assessor Parcel Number is 132-070-10. The Site consists <br /> of irrigated row crops. Two irrigation wells are located on the property; one along Newton Rd. <br /> and the other in the southern half of the parcel. A location map, site map, and photographs of <br /> the Site are located in the Appendix. <br /> 2.1 Zoning <br /> The San Joaquin County District Viewer lists the Site as being zoned AU-20. This zoning <br /> designation is intended to retain in agriculture those areas planned for future urban <br /> development in order to facilitate compact, orderly urban development and to assure the <br /> proper timing and economical provision of services and utilities. This zone is also intended to <br /> implement the Agriculture - Urban Reserve land use category of the General Plan. <br /> 2.2 Proposed Development <br /> The project proposes to develop a vacant parcel, approximately 139.8 acres in size, as an <br /> industrial park. This parcel would be subdivided into 14 lots, ranging in size from <br /> approximately four to 34 acres, for industrial uses. Additional lots on the industrial park site <br /> would be used as storm drainage basins and for access roads.
