S-85--2 <br /> TRACY GOLF & COUNTRY CLUB <br /> 1. Re artment of Fish and Game: <br /> a. The applicant shall prepare deed restriVtions prohibiting <br /> house pets. <br /> b. Fencing of property boundaries and foraging areas to speci- <br /> fications acceptable to the Department of Fish and Game <br /> shall be provided. <br /> c. The applicant shall develop at least three acres of irri- <br /> gated and mowed alfalfa foraging areas at the southwestern <br /> end of the property (areas- of 17th green abd 18th tee) . <br /> 2 . De artment of Public Works: <br /> a. Improvement plans and specifications showing.. offsite and <br /> onsite road improvements, onsite parking, grading, <br /> drainage, and sanitary sewer and water systems shall be <br /> submitted to- the Department of Public Works for approval. <br /> b. If improvements referred to herein are not completed prior <br /> i` to the approval of the Final Map, the subdivider shall exe- <br /> cute an agreement with the County of San Joaquin ensuring <br /> the completion of improvements within one (1) year after <br /> filing the Final Map. <br /> c. The subdivider should agree to and pay users fees for the <br /> utility services from the time the improvements are <br /> accepted by the County to the end of the fiscal year, or up <br /> to a one (1 ) year period, as the case may be. <br /> d. Chrisman Road shall be fully improved on the subdivided <br /> side in compliance with County standards for a 60-foot <br /> right-of-way for farm or estate roads (see attached stan- <br /> dard drawing) . An improved turnaround area shall be pro- <br /> vided at the south end of Chrisman Road with a right-of-way <br /> radius of 50 feet. <br /> e. The private streets shall be improved to a 32-foot paved <br /> section which is the minimum County standard. <br /> I <br />
