The Lot Line Application on the southern part- of the <br /> property to allow for the septic area shall be approved <br /> and a Notice of Lot Line Adjustment shall be recorded <br /> prior to issuance of building permits. <br /> 4 . sixteen parking spaces shall be required as shown on the <br /> Site Plan. <br /> 5 . Each parking stall must be an unobstructed rectangle, <br /> minimum 9 feet wide and 20 feet long, except for parallel <br /> stalls, which must be 9 feet by 26 feet. <br /> 6 . . ,All parking spaces, driveways and maneuvering areas must <br /> be paved and permanently maintained with asphalt or <br /> concrete. Bumper guards must be provided where necessary <br /> to protect adjacent sidewalks, structures of properties. <br /> 7 . All parking stalls must be delineated. <br /> 8 . Parking lot lighting shall meet the following minimum <br /> standards: <br /> a. The equivalent of one foot candle of <br /> illumination shall be provided throughout the <br /> parking area. <br /> b. All lighting shall be on a time clock or <br /> photo-sensor system. <br /> C. All lighting shall be designed to confine <br /> direct rays to the premises, with no spillover <br /> beyond the property. <br /> 9 . A minimum five--foot-wide planting strip is required along <br /> adjacent streets. The strip shall be continuous except <br /> where crossed by driveways. <br /> 10. A solid masonry wall six feet in height shall be erected <br /> along the westerly property line, and a five-foot-wide <br /> planting strip shall be installed adjacent to the wall. <br /> 11. Landscape details shall be shown on the Improvement Plan. <br /> 12 . A trash enclosure shall be provided and designated on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on <br /> three sides with a solid wall and gated on the fourth <br /> side. <br /> 13 . one freestanding sign shall be permitted. <br />
