Item No. 1 <br /> PC: 4-4-91 <br /> MS-91-46 <br /> CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all Conditions of Approval shall t)e <br /> complied with prior to the approval of the Parcel Map. <br /> 1 . DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval : <br /> a . The frontage improvements for Fine Road across Parcel 1 <br /> shall be constructed in conformance with the standards <br /> for one-half of a 50-foot-wide right-of-way farm or <br /> estate subdivision street. The construction of the <br /> frontage improvements will be deferred upon execution by <br /> the owner of a Deferred Frontage Improvement Agreement or <br /> a Secured Deferred Frontage Improvement Agreement with a <br /> deposit equivalent to their estimated construction costs, <br /> prior to approval of a Parcel Map. A $250. 00 fee <br /> currently is required for processing, per Planning Title <br /> Section 9-10500, in addition to a copy of the Grant Deed, <br /> legal description of Parcel 2 , and an estimate for the <br /> required frontage improvements. The estimate and legal <br /> description shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a form to be <br /> supplied by the Department of Public Works and submitted <br /> to Public Works for approval . As an option, Public Works <br /> will prepare the drawing with and estimate for an <br /> additional fee of $100. 00 . <br /> b. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> C. All easements of record shall be shown on the Parcel Map. <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance Requirements <br /> may also apply. ordinance Requirements cannot be modified. <br /> d. A Parcel Map is required. <br /> e . The remainder shall be designated as "Designated <br /> Remainder" or "Parcel 2" on the Parcel Map. <br /> f . The Traffic Impact Mitigation Fee will be required for <br /> this subdivision. The fee is due and payable at the time <br /> --- <br />
