Indicate what facts in the case of this application <br /> support each of the findings: These findings that you provide will be included with the Staff Reports that are distributed to members at the . <br /> Planning Commission. <br /> t. Because of the special circumstances applicable to the property,including size,shape, topography,location or surroundings, the <br /> strict application of the zoning regulations deprives the property of privileges enjoyed by other properties in the vicinity and under I <br /> identical zoning classification. <br /> This property is deprived of the privilege of having a homesite on <br /> 5 acres or less. C'n this stretch of Davis Road, (between the tracks <br /> and Armstrong) there are 19 parcels and 1 of them are 5 acres or less. <br /> Half a• mile away, on Armstrong, in the same neighborhood, there are an <br /> additional 11 small acreage homesites within half a mile . See <br /> condensed lot map. I <br /> I The granting of the Variance will not constitute a grant of special privileges Inconsistent with the limitations upon other properties in <br /> the vicinity and zone In which the property Is situated <br /> The granting of this variance would not ' constitute special privileges <br /> as 16 of the 19 parcels already have the privilege of smaller homesites, <br /> as do owners on Armstrong Road who have sub-divided for homesi es as <br /> recently as 1Q92. The Variance will not authorize a use or activity which Is not otherwise expressly authorized by the zone regulation governing the <br /> parcel of property. <br /> This variance will authorize the use of this property for a single <br /> family residence, which is expressly authorized by the zone regulation <br /> for this parcel .
