i` Conditions <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the Issuance of any building permits. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been secured and remain In force, <br /> and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> I► 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. This approval is for a commercial winery for a maximum of 5,000 gallons per year as <br /> shown on the site plan submitted January 11, 1994. <br /> b. The first 100 feet of the driveway shall be surfaced with 2 inches of -Inc <br /> road base. The remaining driveway and all parking spaces and maneuvering areas shall <br /> be paved and permanently maintained with a chip seal over a 4-inch road base. <br /> (Development Title Section 9-1015) <br /> C. Submit an Improvement Plan showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading. Storm drainage shall be retained on <br /> the site. The drainage pattern and corresponding storm drain improvements shall be <br /> y shown on the Improvement Plan. A plan check fee will be required. (Development Title <br /> Section 9-884) <br /> d. The spaces shall be located as close <br /> as possible to the primary entrance.
