4 <br /> CONDITIONS OF APPROVAL <br /> UP-92-24 <br /> Charles & Bettyann Spenker <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the Issuance of any building permits. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been secured and remain In force, <br /> and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. This approval is for a commercial winery for a maximum of 5,000 gallons per year as <br /> shown on the site plan submitted January 11, 1994. <br /> b. The first 100 feet of the driveway shall be surfaced with 2 inches of asphalt over a 4-inch <br /> road base, or similar surfacing approved by the Development Services Division. The <br /> remaining driveway and all parking spaces and maneuvering areas shall be paved and <br /> permanently maintained with a chip seal over a 4-inch road base. (Development Title <br /> Section 9-1015) <br /> C. Submit an Improvement Plan showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading. Storm drainage shall be retained on <br /> the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Improvement Plan. A plan check fee will be required. (Development Title <br /> Section 9-884) <br /> d. If persons are employed, provide restrooms conforming with all disabled access <br /> requirements. (CCR, Title 24) <br /> e. The Construction Site Plan shall indicate the following: <br /> (1) Six parking spaces are required including one space for the physically disabled. <br /> (Development Title Section 9-1015.9) <br /> (2) Provide parking for the physically disabled. The spaces shall be located as close <br /> as possible to the primary entrance. (CCR, Title 24) <br /> (3) Provide identification signs for the parking spaces, including the"tow away"sign, <br /> at each entrance or visible from each space.
