SCREENING:'Screening shall be provided and comply with the following:... , <br /> (1) All project storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to.be visible from adjacent properties and public right-df--ways. Screening <br /> shall be six (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street <br /> side yards, or in front of main buildings. (Development Title Section 1022.4[d][21) <br /> n. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet <br /> from any future right-of-way line, including any corner cut-off(snipe). (Development Title Section <br /> 9-1710.2[g]) <br /> o. NOISE: Stationary noise sources shall be consistent with Chapter 9-1025.9 of the Development <br /> Title. The maximum sound level is 50 dB Hourly Equivalent Sound Level daytime, 45 dB Hourly <br /> Equivalent Sound Level nighttime, 70 dB maximum sound daytime, 65 dB maximum sound <br /> nighttime. This applies to outdoor activity area of receiving use, or applies at lot line if no activity <br /> area is known. (Development Title Table 9-1025.9 Part ll) <br /> p <br /> BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shad be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> y (1) The proposed use will change the occupancy from a U occupancy to a MIS-1 occupancy(U.B.C. <br /> Section. 405). The structure must be brought into compliance with all current code provisions <br /> including:'structural, plumbing, mechanical, electrical, energy and disabled access requirements. <br /> A licensed architect or registered engineer shall prepare all documents. <br /> (2) Provide parking for the physically disabled. The space(s) shall be located as close as possible <br /> to the primary entrance. (C.C.R.,Title 24). <br /> (3) Provide ;identification signs for the parking space(s) including the "tow away" sign at each <br /> entrancemor visible from each space(C.C.R.,Title 24). <br /> (4) The slope of a parking space shall not exceed '/+inch per foot(C.C.R.,Title 24)., <br /> (5) Provide one van parking space. <br /> (6) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) Uniform <br /> Plumbing Code, Table 4-1. <br /> (7) Engineered plans required for occupancy change, office, accessible restrooms and parking. <br /> (8) Provide 1-hour fire wall between the public area and storage. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Bill'DuBois, 468-3000) <br /> a. Based upon-the applicant changing the marketing plan to accommodate a total number of people <br /> a maximum of 150 people for any event, the requirement for a traffic study is waived. In the <br /> event that events are held for more than 150 people, Public Works reserves the right to require a <br /> traffic study to be performed to determine the impacts and mitigation of the proposed project. <br /> The applicant shall deposit funds with the County for all costs, as estimated by Public Works <br /> Transportation Planning Division, prior to Public Works preparing or contracting for the required <br /> study.
