PA-0800203 OF PANELLA ENTERPRISES <br /> (CIO BAUMBACH AND PIAZZA) (APN: 003-040-03) (23627 NORTH DE VRIES <br /> ROAD, LODI) <br /> This project is a Use Permit application for an off-site wine cellar that will include converting an <br /> existing 5,600 square foot agricultural building to wine storage and converting 600 square feet <br /> of the agricultural building into a wine tasting room. The applicant is also proposing eight <br /> marketing events per year. (Use Type: Winery and Wine Cellars, Wine Cellar, Off-Site) <br /> The project site is located on the north end of De Vries Road, 2,600 feet north of Peltier Road, <br /> northwest of Lodi. <br /> The General Plan designation of the site is AIG (General Agriculture) and the zoning <br /> designation is AG-40 (General Agriculture, 40 acre minimum). <br /> The Community Development Department has reviewed the above-referenced application and <br /> has the following comments: <br /> Background <br /> There is an open enforcement case (EN-0800547) for the operation of special events without <br /> permits. The applicant has submitted an Improvement Plan application (PA-0800240) <br /> proposing four special outdoor events. Pursuant to Development Title Section 9-110.4, a <br /> maximum of four special events can be applied for in one year. <br /> Access <br /> Development Title Section 9-1015.5(h)(1) states, "Access driveways shall have a width of no <br /> less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles except <br /> that in no case shall driveways designated as fire department access be less than twenty (20)feet <br /> wide."
