Existing approved buildings include the following _ <br /> -Conversion of 3,336 square feet of an existing 5,600 square foot barn into a wine storage room. <br /> -A 2,380 square foot arbor. <br /> -A 1,280 square foot wine cellar and wine tasting building. <br /> c. PRODUCTION CAPACITY: A small winery shall have a minimum production capacity of 201 <br /> gallons of wine per year and a maximum production capacity of 36,000 gallons of wine per year. <br /> (Development Title Section 9-1075.5[a]). <br /> d. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital <br /> Facility Fee is applicable, the County shall collect the fees before the issuance of any building <br /> permits. (Development Title Section 9-1245.2) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1) All winery driveways and maneuvering areas shall be surfaced and permanently maintained <br /> with base material of appropriate depth and chip seal to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures or properties <br /> (Development Title Section 9-1015.5[e]). <br /> 2) A minimum of sixty-four (64) parking spaces are required at full buildout, including three <br /> accessible spaces, one of which shall be van accessible. Twenty-three (23) parking spaces <br /> are required in Phase One. Thirty-one (31) parking spaces are required in Phase Two. Ten <br /> (10) parking spaces are required in Phase Three. Accessible spaces shall be located as <br /> close as possible to the primary entrance (C.C.R., Title 24).(2.5 parking spaces are required for <br /> every 1,000 square feet of building area.)(Development Title Section 9-1015.3) <br /> 3) A total of 50 additional parking spaces (1 space is required for every 3 attendees) shall be <br /> provided for marketing events. Marketing event parking may be an alternative surfacing <br /> material. <br /> 4) Parking for marketing events shall be located on a maintained grass area to ensure a dust-free <br /> surface. <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> 1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h][1]) <br /> 2) The first hundred feet of the proposed driveway from the paved road from De Vries Road shall <br /> be paved. (Development Title Section 9-1015.5[e]) <br /> g.
