i <br /> CONDITIONS OF APPROVAL <br /> SA-93-22 <br /> Pat Fisher <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2)all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval is for a one-acre wholesale nursery and landscape service as shown on the <br /> site plan submitted April 30, 1993. The 'Future Homesite' shown on the site plan is not <br /> part of this approval. <br /> b. Nine parking spaces are required, including one space for the physically handicapped <br /> (3.3 spaces for each 1000 square feet of building plus .67 spaces for each employee on <br /> the heaviest shift). (Development Title Section 9-1015.3) <br /> C. Submit an Improvement Plan showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading. Additional storm drainage runoff <br /> created by new improvements shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Improvement Plan. A j <br /> pian check fee will be required. (Development Title Section 9-884) i <br /> d. All parking spaces, driveways, and maneuvering areas shall be paved and permanently <br /> maintained to provide a durable dust free surface. (Development Title Section 9-1015) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. Dedicate a 25-foot-wide right-of-way from the centerline of Des Moines Road to the <br /> property line across the frontage of APN 013-190-30. (Development Tale Section 9- ' <br /> 1150.2) <br /> b. The driveway approach and driveway shall be improved in accordance with the <br /> requirements of Uniform Fire Code Section 10.207, San Joaquin County Standards F-1 a, <br /> F-1 b, F-1 c, and R-17, and the Woodbridge Rural Fire District prior to issuance of the <br /> occupancy permit.
