� , - <br />��J C� <br />d. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br />corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br />prepared by a registered civil engineeror architectshall be included. <br />e. PARKING: Off-street parking shall be provided and comply with the following: <br />(1) All automobile (and/or truck) parking spaces and all major circulation drive lanes (automobile and <br />truck) shall be surfaced and permanently maintained with base material of appropriate depth and <br />asphalt concrete or Portland cement concrete to provide a durable, dust -free surface. Bumper <br />guards shall be provided where necessary to protect adjacent structures or properties. All other <br />areas that are used for vehicular traffic shall be surfaced and permanently maintained with a chip <br />seal. Aggregate base may be used for trailerstorage areas. <br />(2) Phase 1: A minimum of eight (8) parking spaces shall be provided, including one (1) van <br />accessible space (1 space/employee). (Development Title Section 9-1015.3) <br />(3) Phase 2: An additional four (4) parking spaces, for an overall total of twelve (12) spaces, shall <br />be provided. <br />(4) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br />(20) feet long. (Develop mentTitle Section 9-1015.5[b]) <br />(5) All parking stalls and directional arrows must be delineated with paint. (Development Title <br />Section 9-1015.5[d]) <br />f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br />(1) Three trees shall be planted and evenly spaced throughout the parking lot. (Development Title <br />Section 9-1020.5) <br />g. ANIMAL. REGULATIONS: The following animal regulations apply and shall be provided: <br />(1) All animal enclosures, including but not limited to pens, cages, and feed areas, shall be <br />maintained free from litter, garbage, and excessive accumulation of manure so as to discourage <br />the proliferation of flies, other disease vectors, and offensive odors. The premises shall be <br />maintained in a neat and sanitary manner. (Develop mentTitl e Section 9-1045.4[b]) <br />(2) Except for movement on and off the property, animals shall not be kept or maintained in coops, <br />pens, corrals, or within barns or similar structures, on property of less than one-half acre, closer <br />than 40 feet from any rear or side property fine. (Develop me nt Title Section 9-1045.3) <br />2. OAKDALE IRRIGATION DISTRICT (Staff Contact: Sally Davis, 847-0341) <br />a. No dairy waste shall drain, seep, or discharge into District facilities. This includes direct and indirect <br />drainage, seepage, or discharge. The landowner's facilities for the delivery, use and drainage, or <br />disposal of watershall be entirely self-contained on the landowner's property. <br />b. The landowner shall enter into an agreement with the District that protects the District's interest and <br />facilities. <br />c. The Fairbanks Lateral Pipeline is to be relocated to District standards out of the construction of new, <br />permanent structures. <br />Conditions of Approval - 2 - SA -99-88 <br />
