i <br /> CONDITIONS OF APPROVAL <br /> SA-99-19 <br /> teVelde <br /> Site Approval Application No. SA-99-19 was approved by the San Joaquin County Community <br /> Development Department on April 1, 1999. The effective date of approval is April 11, 1999_ This ' <br /> approval will expire on October 10, 2000, which is 18 months from the effective date of approva, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force,and (3) all necessary permits from other agencies have been <br /> secured and remain in force. 1 <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall befulhlted <br /> prior to the establishment of the use and the issuance of any building permits. Those Con"ons <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to thisapplication. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jeff Fisher, 468-9653) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERM.IT_" <br /> The Site Plan required as a part of the building permit must be prepared by a registered <br /> civil engineer or licensed architect. This Plan must show drainage, driveway access <br /> details (including gates), on-site parking, landscaping, signs, existing and proposed utility <br /> services, and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is <br /> required for the Site Plan review. (Development Title Section 9-884) <br /> b- APPROVED USE: This approval is for the conversion of 160 acres from existing pasture <br /> and cattle ranching to a dairy facility as shown on the Plan submitted February 12, 1999. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> the initiation of the'use. The Business License may be applied for concurrently with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be' surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust-free surfaces <br /> Bumper guards shall be provided where necessary to protect adjacent sures <br /> or properties. (Development Title Section 9-1015.5) $ <br /> (2) A minimum of eighteen (18) parking spaces shall be provided, including one(1) <br /> van accessible space. One (1) space is required for every employee. <br /> (Development Title Section 9-1015-3) <br /> (3) One (1) parking space shall be provided for each accessory truck used at the <br /> facility. Spaces shall be a minimum twenty-five (25) feet in length and fifteen(1.5) <br /> feet in width and shall have a minimum height clearance of fourteen (14) feet <br /> (Development Title Section 9-1015.6[c][1j) <br /> Conditions of Approval - 1 - SA-99-19 <br />
