Plumbing, Heat & Air <br /> 1990 Foundry Court <br /> Ceres, CA 95307 <br /> Subject: SEPTIC SYSTEM SUITABILITY STUDY <br /> PROPOSED PEDRO PROPERTY PARCEL SPLIT <br /> SAN JOAQUIN COUNTY, CALIFORNIA <br /> MS-92-18 <br /> Dear Ms. Silva: <br /> Presented in this report are the results of our septic system <br /> suitability study performed for the proposed parcel split of the <br /> Pedro property located at 26754 Cove Road, north of Escalon in San <br /> Joaquin County, California. A plot plan and vicinity map showing <br /> the approximate location of the property are presented on Plate I <br /> of this report. <br /> A preliminary plan provided to our firm indicates that an <br /> approximate 4-acre parcel will be split off of the approximate 20- <br /> acre property. A residence and associated outbuildings are located <br /> on the proposed 4-acre parcel and will remain. No construction is <br /> planned on the proposed 16-acre parcel at this time. We have <br /> assumed that any construction on the proposed 16-acre parcel will <br /> be limited to one single-family residence with one septic system. <br /> Additional details of the project are not known to our firm at this <br /> time. <br /> This report is to satisfy San Joaquin County requirements as <br /> described in Ordinance No. 3323, Division 10, Chapter 2, Section 9- <br /> 10100, Item C. Our scope of services was outlined in our proposal <br /> dated February 6, 1992 . Our services were initiated based on your <br /> written authorization of February 16, 1992. The items listed under <br /> Item C of the above ordinance are listed below, along with our <br /> responses. <br /> ITEMS C-1 AND C-4• <br /> "The intensity and extent of the existing and the proposed <br /> development on septic tanks within and around the area;" (C-1) . <br /> "The history of past uses in the project area to assess potential <br /> problems ; " (C-4) : <br /> Copyright 1992 Kleinfeider, Inc.
