• SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Tarlochan Nijjar of <br /> Kaiser Ranch, LLC to conduct a Soil Suitability Study for the property located at 207 <br /> East Durham Ferry Road, Tracy, California (Plate 1). <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development Code. <br /> The formatting of the report has been designed to follow the recommendations of the <br /> San Joaquin County Environmental Health Department as described in its Soil <br /> Suitability Study Requirements Checklist. <br /> Proposed Development <br /> A minor subdivision is proposed to divide the Site nine numbered parcels and a <br /> designated remainder (Plate 2). Mr. Nijjar indicated that no changes to the use of the <br /> Site are planned (personal communication, April 6, 2018). <br /> • Site Description <br /> The Site consists of Assessor's Parcel Number (APNs) 255-270-07, approximately 483 <br /> acres in size. It is located at 207 East Durham Ferry Road, Tracy, California. The Site <br /> is an almond, walnut, and pistachio orchard with five natural gas wells. Four irrigation <br /> wells and a dewatering well exist on the Site (Plate 3). <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 50 to 75 feet above mean sea level (Plate 4). The Site is <br /> relatively flat. <br /> The San Joaquin County Community Development Department web site states that the <br /> Site is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This <br /> zoning designation "is established to preserve agricultural lands for the continuation of <br /> commercial agricultural enterprises." <br /> • <br /> LOGE 1811 Page 1 <br />
