CONDITIONS OF APPROVAL <br /> ROBERT NIELSEN <br /> RA-91-3 (MS-89-59) <br /> Unless otherwise specified, all conditions of approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. The frontage improvements for Durham Ferry Road shall be <br /> constructed in conformance with the standards for one-half <br /> of a 60-foot right-of-way farm or estate subdivision <br /> street. T;ie construction of the frontage improvements will <br /> be deferred upon execution by the owner of a Deferred <br /> Frontage Improvement Agreement prior to approval of the <br /> Parcel Map. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10500 in addition <br /> to a copy of the Grant Deed and an estimate for the <br /> required frontage improvements. The estimate shall be <br /> prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Department <br /> of Public Works and submitted to the Department of Public <br /> Works for approval. As an option the Department of Public <br /> Works will prepare the drawing and estimate for an <br /> additional fee of $100 . 00. ) <br /> b. Requirement for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> C. A Parcel Map is required. <br /> d. A five foot strip along Durham Ferry Road shall be <br /> dedicated to the County for road widening purposes, along <br /> the frontage of Parcels #1, #2 , #3 and #4 . <br /> e. Parcels #1, #2 , #3 and #4 shall have minimum 1 . 5 acres <br /> after right-of-way dedication. <br />
