x <br /> CONDITIONS OF APPROVAL <br /> EARL VAN BEBBER <br /> SA-90-48 <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. New roadway and the 50-foot radius cul-de-sac at the end shall <br /> be dedicated and improved to County Standards for a 60-foot <br /> right-of-way Commercial street. The street shall be provided <br /> with either a minimum 250-toot centerline radius or a <br /> "Knuckle" at the perpendicular turn. <br /> b. All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. <br /> All improvement plans and specifications must be approved by <br /> the County of San Joaquin Department of Public Works prior to <br /> approval of the Improvement Plan. <br /> C. Additional Right-of-Access shall be granted to the owner to <br /> accommodate the proposed entrance to Eleventh Street. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> d. An Improvement Plan, prepared by a registered Civil Engineer, <br /> showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading, shall be <br /> submitted to the Department of Public Works for approval. <br /> Storm drainage discharge into the existing ditch shall not <br /> exceed the pre-development run-off. Additional run-off shall <br /> be retained on-site, and calculations shall be submitted for <br /> approval. <br /> e. When the Minor Subdivision application is made to create the <br /> parcels shown, a sewer treatment plant will be required. <br /> f. The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time to the <br /> building permit application. (The fee is $1, 012. 00 per 1, 000 <br /> gross square feet of building as "Warehouse" in the Tracy <br /> area. The fee shall be automatically adjusted annually by the <br /> Engineering Construction cost Index as published by the <br /> Engineering News Record. ) <br />
