with the requirements of the code. The plans shall show the existing grade on adjoining properties in <br /> sufficient detail to identify how grade changes will conform to the requirements of the code. <br /> c) The required plans must be complete at the time of submittal for a building permit. Plans must <br /> address building design and construction, fire and life safety requirements, accessibility and show <br /> compliance with the current California codes and San Joaquin County ordinances. A complete set of <br /> plans must include fire sprinkler plans, truss design submittals, metal building shop drawings, <br /> structural plans and calculations, plumbing, electrical and mechanical drawings and energy report. <br /> d) A soils report is required pursuant to CBC §1803 for foundations and CBC appendix §J104 for <br /> grading. All recommendations of the Soils Report shall be incorporated into the construction <br /> drawings. <br /> e) As noted in the Project Description, the phase two conversion of the existing agricultural building <br /> to a mixed use member's lounge, office and shop will constitute a change of occupancy. A <br /> change of occupancy will require a code analysis report and necessary plans prepared by an <br /> architect or engineer in accordance with the California Existing Building Code. The report and <br /> plans shall identify existing conditions, proposed alterations necessary to bring the building into <br /> compliance with the current code and include the following: <br /> 1. Description of proposed use <br /> 2. Existing and proposed Occupancy Groups <br /> 3. Type of construction <br /> 4. Sprinklers(Yes or No) <br /> 5. Number of stories <br /> 6. Building height <br /> 7. Allowable floor area <br /> 8. Proposed floor area <br /> 9. Occupant load based on the CBC for the new use <br /> 10. Occupant load based on the CPC for the new use <br /> f) Modifications to existing buildings are required to include upgrades related to disability access <br /> pursuant to the California Existing Building Code. Plans showing these upgrades must be <br /> prepared by a registered engineer or licensed architect and shall be submitted for review and <br /> approval prior to issuance of a building permit. <br /> g) For each proposed new building, provide the following information on the plans: <br /> 1. Description of proposed use <br /> 2. Existing and proposed Occupancy Groups <br /> 3. Type of construction <br /> 4. Sprinklers(Yes or No) <br /> 5. Number of stories <br /> 6. Building height <br /> 7. Allowable floor area <br /> 8. Proposed floor area <br /> 9. Occupant load based on the CBC <br /> 10. Occupant load based on the CPC <br /> h) Note that the Phase Three spectator seating structure shall be analyzed per Chapter 9 of the <br /> California Building Code to determine if an automatic fire sprinkler system is required. <br /> i) Accessible routes shall be provided per CBC § 11 B-206.
