If a full application is filed, <br /> the applicant would also need to file a zone reclassification. <br /> The project is located on the east side of Elliot Road, 3,000 feet south of Jahant Road, <br /> north of Lockeford. <br /> The Community Development Department has reviewed this application and has the <br /> following comments.:.- --- - -- - --...-- -- -- ---�__... - - - - -- -- <br /> Background <br /> The applicant has stated that the underlying project is a small winery. The current zoning is <br /> AL-5 (Limited Agriculture, with a 5-acre minimum). The Use Type Wineries and Wine <br /> Cellars is not permitted in the AL-5 zone. However, this Use Type may be conditionally <br /> permitted in the AG-20 or AG-40 zone with an approved Site Approval. <br /> Basis for General Plan Amendment <br /> Maintain the internal consistency of the General Plan <br /> Development Title Section 9-803.4 states, "prior to approving a General Plan <br /> Amendment, the Planning Commission and the Board of Supervisors shall determine <br /> that the internal consistency of the General Plan is maintained in the adoption of the <br /> Amendment." The proposed amendment must be consistent with various General Plan <br /> goals, policies, objectives, and implementation measures.
