SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by Anthony Mello of <br /> GoldRiver Orchards to conduct a Soil Suitability Study and Nitrate Loading Study for <br /> their new walnut processing facility to be located at 17864 Enterprise Road, Escalon, <br /> California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> According to the San Joaquin County CommuniDevelopment Department application <br /> referral, the project is described as a walnut processing facili� to be built in two phases. <br /> Phase One includes the construction of an 85,530 square foot warehouse, a 5,500 <br /> square foot office, a 5,500 square foot second story office, a 3,600 square foot <br /> fumigation building, a 25,100 square foot covered area, a recessed truck dock, and <br /> three monument signs. Phase Two, to begin within ten years, includes the construction <br /> of an additional 66,300 square foot storage building (Plate 2). The business is expected <br /> to operate seven days a week during the peak season from mid-September through <br /> mid-December, and Monday through Friday the remainder of the year. It will operate <br /> 12.5 hours per day, except during the slow season (from May through mid-September), <br /> when it will operate 11 hours per day. <br /> Site Description <br /> The Assessor's Parcel Number (APN) for the Site is 229-190-10. The parcel size is <br /> approximately 30 acres. The County Site Approval Application Number is PA-1100135. <br /> The Site is currently vacant land with five inoperable water wells (Plate 3). A residence, <br /> associated structures, and an old orchard were recently removed from the Site. A <br /> recent aerial photograph of the property is included as Plate 3. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 150 feet above mean sea level.
