The driveway approach on Escalon Bellota Road shall be improved in accordance with the requirements of <br /> San Joaquin County Standards R-17 prior to issuance of Final Occupancy. Dedication to result in a forty-two (42)-foot wide right-of-way from the centerline of Escalon Bellota Road to <br /> the property line required across the frontage of APN 187-130-06,prior to issuance of building permit. <br /> Dedication shall be made by a separate instrument. (Development Title Section 9-1150.5) <br /> 4. The frontage improvements for Escalon Bellota Road consisting of a 4-foot shoulder and 6-feet of asphalt <br /> shall be constructed in conformance with the partial standards for one-half of a eighty four(84)-foot right-of- <br /> way Rural Arterial Road prior to issuance of Final Occupancy. (Development Title Section 9-1150.2) <br /> 5. All improvements shall be in conformance with the current Improvement Standards and Specifications of the <br /> County of San Joaquin. All improvement plans and specifications shall include grading plan for each <br /> individual lot, if applicable. These improvement plans and specifications are subject to plan check, field <br /> inspection fees and must be approved by the County of San Joaquin Department of Public Works prior to <br /> issuance of building permit. (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92- <br /> 814) <br /> 6. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application. (The fee currently is $201.50 additional daily trip-end generated in the <br /> Linden area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction <br /> Cost Index as published by the Engineering News Record.) (Resolution R-00-433) <br /> 7. The Regional Traffic Impact Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application. The fee currently is $1,100.00 per 1,000 gross square foot of building <br /> designated as Retail Services. The fee is based on the current schedule. (Resolution R-06-3$) <br />
