The Applicant shall install and maintain an Irrigation System within the area between the <br /> Property Line of Tract 3636 and the Mountain House Creek Pedestrian D.G. Path from <br /> Central Parkway to Estes Way. Irrigation System shall be installed concurrently with the <br /> proposed three (3) Pedestrian Connections. Design shall be consistent with all Community <br /> Approvals including applicable provisions of the MHCSD Design Manual, and MHCSD <br /> Standards. Design and all Construction shall be reviewed and approved by the MHCSD <br /> General Manager. Timing: Condition shall be met prior to first building permit. Completion <br /> time may be modified by the MHCSD General Manager to reflect construction, weather, <br /> budget, or other public interest contingencies. <br /> 14. The Applicant shall replant vegetation as necessary, Hydroseed, and maintain landscape <br /> within the area between the Property Line of Tract 3636 and the Mountain House Creek <br /> Pedestrian D.G. Path from Central Parkway to Estes Way. Landscape shall be installed, and <br /> maintained on a continual basis to provide Green Vegetative Conditions for Fire Prevention/ <br /> Suppression. Design, construction and maintenance shall be consistent with all Community <br /> Approvals including applicable provisions of the MHCSD Design Manual, and MHCSD <br /> Standards. Design, Construction, and Maintenance shall be reviewed and approved by the <br /> MHCSD General Manager. Timing: Condition for design and construction shall be met prior <br /> to first building permit; maintenance shall be performed in perpetuity. Completion time may <br /> be modified by the MHCSD General Manager to reflect construction, weather, budget, or <br /> other public interest contingencies. <br /> 6 <br />
